Approaching through a medieval archway a delightful oak beamed, four-poster double bedroom awaits you with its splendid views across the lovely gardens and open countryside. Here you can watch peacocks meandering across the lawns whilst sipping wine and relaxing in the splendour of your Versace themed room

Beautiful oil paintings adorn the walls, decorated in Fired Earth’s Cochineal and Roman Ochre, which along with the co-ordinating curtains made with bespoke weaved silk from Gainsborough helps create a very romantic mood. There is an en-suite double shower where luxury toiletries, heated towel rail and his and her bathrobes add a special touch.

Leaving traffic sounds behind you will soon find yourselves entering a substantial farmstead and in a leafy, well-tended enclave that could be a hundred miles from anywhere you will find The Old Stables Cottage.

Designed with every comfort in mind this cottage is more a country home with its original oil paintings, antiques and flowers. The large open plan kitchen and dining area with its sturdy pine table and chairs has a lovely warm feel. The floors are oak, the tiles Fired Earth; this fully fitted oak kitchen has all the equipment of a luxury home

 


Under an oak archway a lounge of noble proportions welcomes you in. A large sofa and deep comfortable armchairs invite you to sit a while and look through the French windows that lead to a large patio and your own private garden. Here you might glimpse a peacock or two passing through or spot the woodpeckers that visit the garden frequently..

A delightful double bedroom is next to a bathroom complete with bath and a separate power shower. The master bedroom, with its wall-to-wall fitted double wardrobes and vanity unit, overlooks the garden and the central courtyard. Either side of the great boon of a six-foot bed, or twin beds if you prefer, are cabinets complete with bedside carafes, hairdryer, writing pads and delicious chocolates.

At the top of a winding farm chase at the entrance to Park Hall hides a real gem of a cottage that once housed the carriages for the 14th century hall. The Carriage House, with its magnificent floor to ceiling windows and spectacular views across the open countryside, is the perfect cottage for romantic couples and relaxing family holidays.


 

More lovingly known as the ‘Honeymoon Cottage’ for its gorgeous master bedroom where lavish drapes of strawberries and cream surround the spectacular window, this cottage is a firm favourite. The walls are painted in Farrow & Ball’s ‘Hay’ & ‘Straw’ providing the perfect setting for the high-pitched beams. The pretty children’s room has bunk beds and is home to many teddy bears. The walls of the bathroom are palest lavender; there is a bath with shower, toilet and washstand and a heated towel rail.

The fireplace is the focal point of the lounge with its cast iron stove around which are gathered armchairs and a sofa filled with comfortable cushions to sink into whilst watching the wild life outside. Through the open hall is a fully fitted kitchen. Here you will find every utensil you might have at home, there is even a cafetierre, Brita water filter and food processor as well as a large fridge, freezer, dishwasher, hob oven and microwave. A chandelier hangs over the breakfast bar, you can eat here or wander out onto your own private patio to dine surrounded by the fresh green of the countryside and the scents of the flowers in bloom.





At night you can watch the sunset and maybe see a barn owl quartering the fields around the cottage; it is that rural here.

Greeting you as you enter from your delightful patio, passing all the pretty flowers and herbs by the stable door, is a hall adorned with original paintings set against the perfect backdrop of Farrow & Ball’s ‘Pale Hound’. In the large lounge with its spectacular high-vaulted ceiling can be found original works of art that combine with the fabulous interiors creating an air of established comfort and warmth. The kitchen has all the equipment you would expect to find in a fine country home and blends in perfectly with the open plan dining area.

 

 

The master bedroom, with its fully fitted wardrobes and vanity unit, creates a romantic hideaway with soft lighting reflecting on the beamed walls. Either side of the six-foot bed, or twin beds if preferred, two cabinets can be found complete with bedside lamps, clock radio and glass carafes. There are hand made chocolates too wrapped with ribbons and bows that perfectly compliment the colour of the flowers on the curtains and matching bed linens.




 

 



Cheerful pinks, apricots and golds highlighted by the sun filtering through the south-facing window, greet you as you enter the second bedroom. The walls of the room are a soft shade of ‘Orangery’ from the Farrow & Ball’s paint collection that co-ordinates well with the fitted wardrobe, dressing table and bedside cabinets. A bathroom with gleaming white tiles adjoins the bedroom, with walls painted the palest shade of ‘Forget me not’ perfectly matching the lilacs and blues of the Liberty curtain and blind. There is a bath and shower and above the washstand and basin can be found a mirrored cabinet that lights up when fully opened to reveal toiletries within. There is even a towel rail and towels bound in ribbons that enhance the overall picture.

Located in the heart of Constable country on the Essex/Suffolk coast line this wonderful English countryside has many different moods, from the crisp mornings of winter with those lovely walks that always seem to finish near to a local pub, to the onset of spring when that hint of new growth turns into a fresh green array of colour. Long associated with royalty the 14th century Park Hall was formerly the home of Abbot John of London when it was an important monastery. King Henry III in 1268 granted monks a license to hunt hare and fox in the grounds where Park Hall is now situated and two stone urns proudly stand on four foot high pedestals at the entrance, commissioned by Henry VIII during one of his visits to St. Osyth. Today Park Hall presents a wonderful setting for your special stay.

St. Osyth

Park Hall Country House & Cottages is located in the picturesque village of St. Osyth named after the daughter of the first Christian King of East Anglia.
 



St. Osyth Village

Osyth married Sighere, the King of Essex and it was during their wedding feast that the King saw a splendid white stag and together with his courtiers they gave chase. Whilst the King was away hunting Osyth and her maidens fled from the wedding feast and she later became a nun. Her husband forgave her and being still in love with her gave her Chich (the old name for the village of St Osyth) in which to build a nunnery.

Around the year 653, marauding Danes attacked the nunnery and as Osyth refused to worship idols, they beheaded her.

Church of St. Peter & Paul

It is said that the brave nun stooped, retrieved her severed head and then walked a third of a mile to the church of St Peter and Paul, where she knocked for entry and only then fell dead. Her skull was still in existence in Tudor times, preserved in a silver casket.

Legend has it that she now makes an annual pilgrimage to the place of her execution, where a holy stream flows from the spot where her head fell, supposedly the spring in Nuns Wood in the Priory grounds.

Interestingly, an ancient belief holds that cutting off the head prevents the victim’s soul from reaching Paradise. It was for this reason that the head of King Charles I was sewn back on after his execution.

Today St. Osyth is a popular holiday destination with three public houses with restaurants, three additional restaurants and take-away, a patisserie, two first class butchers, a farm shop, fishing tackle shop, post office, florist, hairdressers, chemist, two convenience stores and many more......

Park Hall History – in brief

In 1016 King Canute became King of the English and during his 19 years of reign he gifted the land at Chich St. Osyth to Earl Godwin who in turn gifted the land to Richard de Belmeis, Bishop of London. Richard de Belmeis founded St. Osyth Priory in 1118 as a house of Augustinian Canons.

King Henry III in 1268 granted the monks a licence to hunt hare and fox in the grounds where Park Hall Country House and Cottages are situated. The former monastery, now known as Park Hall Country House, has been dated to 1360 although it is believed an earlier structure may have once existed.

 

Rare medieval paintings, dating back to the 14th Century, were discovered in The Monk’s Room in Park Hall Country House and were dated by the National Gallery in London, where they underwent extensive scientific testing. One of the artworks, painted on a wooden frame, shows the Virgin Mary seated on an elaborate throne surrounded by Latin Prayers. The artist is unknown, but probably worked for King Richard II at the Royal Court.

The panel of The Virgin Mary, which is currently on display at the Colchester Museum, is among the earliest surviving English paintings of the Middle Ages and is considered a precious document illuminating the techniques of the medieval artist.

Two further medieval paintings remain in The Monk’s Room preserved behind false walls, along with a medieval window. It is believed Abbot John of London commissioned the full size paintings when he celebrated his promotion to Abbot by asking the Royal Court artists to decorate his private chapel and quarters, now The Monk’s Room and The Abbot’s Room, at Park Hall Country House. Records show that in 1387 King Richard II had the Abbot thrown into prison because he had hunted and slain deer in the Royal Park without the King’s permission. Today a 17th century oil on oak panel of a monk with his hands clasped in prayer can be seen in The Monk’s Room and a medieval oak carving of vines and a barrel can be seen in The Abbot’s Room.

At the dissolution of the monasteries in 1539 Thomas Cromwell acquired the Priory estate but following his execution King Henry VIII installed Sir Thomas Darcy, later Lord Darcy, as resident. However the estate was actually granted to Princess Mary Tudor who previously had been granted the Royal Parks.

King Henry VIII visited St. Osyth and commissioned William Tyler to construct two stone urns. They stand proudly today on four foot high stone pedestals either side of the entrance to Park Hall Country House.

Park Hall Country Cottages Terms and Conditions
  • Contract - A booking Contract is entered into between Park Hall Country Cottages and the Client upon receiving guaranteed payment information from the Client in the form of debit or credit card details guaranteeing payment for the booking or upon receipt of a deposit payment. The booking Contract becomes binding when Park Hall Country Cottages receives and accepts the guaranteed credit or debit card payment details or deposit payment. This Contract shall be governed by and subject to the laws of England and Wales and any dispute between the Client and Park Hall Country Cottages shall be submitted to the exclusive jurisdiction of the Courts in England and Wales. The booking contract will be subject to all the terms and conditions below. All booking contracts are non transferable.
     
  • Deposits- A deposit of £50 per person for bookings between two and seven nights is payable if the booking is made more than three calendar months prior to the arrival date. For bookings exceeding seven nights a deposit of one third of the total amount payable is due at the time of making the booking. For bookings made less than three calendar months prior to arrival both the deposit and the balance of the full amount is payable upon booking. All booking deposits are non-refundable; this includes all guaranteed payments made at the time of the booking by telephone or email using a credit or debit card. The balance of the full amount of the agreed rental for the cottage is due on or before three calendar months prior to arrival. Payments by credit card will incur an additional 3.5% charge. Park Hall Country Cottages shall construe non-payment of the balance of the rental by the due date, as a cancellation of the booking. It is not compulsory but Clients may wish to consider taking out personal holiday insurance, including booking cancellation cover and should discuss this with their insurance agent.
     
  • Cancellations - You are strongly recommended to take out travel and holiday cancellation insurance in case of any unforeseen changes to your planned arrangements. Any cancellation of a booking contract must be made in writing to Park Hall Country Cottages and sent to the address as shown on the confirmation letter. On receipt of notice of a cancellation, Park Hall Country Cottages will attempt to re-let the cottage for the period of the booking. If the cottage is re-let for part or full term of the booking period, Park Hall Country Cottages will refund the Client the amount received for the re-letting, up to the value of the amount the Client paid, less the full rental amount of any period not re-let and less the initial deposit paid.  All booking deposits are non-refundable; this includes all guaranteed payments made at the time of the booking by telephone or email using a credit or debit card. In the event of a cancellation of a spa relaxation treatment or romantic extras please allow 7 days notice prior to your arrival date to avoid a 50% charge of the total treatment price; cancellation within 48 hours and ‘No Shows’ will incur a 100% charge. All no shows or on the day cancellations will be charged the full amount of the accommodation including the price of any relaxation treatments or romantic extras that may have been booked in advance.
     
  • Damage & Breakages – The Client will be responsible, whether caused directly or indirectly by the Client, for any damage or breakages to the property or its contents. Children should be supervised at all times and any breakages or damage caused to the property or its contents by any guest or child will be the responsibility of the Client. It is therefore the Client's responsibility to ensure the cottage, its furniture, pictures, effects, fixtures and fixings both in and around the cottage are returned upon departure in the same state of repair and in the same clean and tidy condition as found upon arrival. The Client is legally bound to reimburse Park Hall Country Cottages for the repair or the full replacement ‘as new’ costs for any items damaged or broken or any additional cleaning charges on demand. Smoking is strictly not permitted in the cottages. Any Client found to have been smoking in any part of the cottage will be asked to leave immediately. The Client’s property including vehicles, their accessories and contents are left at the Client’s risk.
     
  • Liability - Park Hall Country Cottages, Park Hall, Park Farm, their owners, servants, employees or agents will not be responsible for any third party liability in respect of breach of contract, negligence, and misrepresentation or otherwise.
     
  • Warranties - Park Hall Country Cottages does not warrant and is not responsible for the accuracy of any verbal information given or statements made by any of its servants, employees or agents.
     
  • Visitors - Park Hall Country Cottages and the facilities at Park Hall and Park Farm are for the use of the number of persons as detailed individually and clearly shown by full name on the signed Booking Form and are only available for the date ranges as shown on the Booking Form. The number of persons staying in the cottage must not exceed the agreed number as shown on the booking form. Park Hall Country Cottages reserve the right to refuse entry to the Client and all persons detailed on the Booking Form if this condition is not observed. Additional day visitors may be allowed to visit Park Hall Country Cottages and to use the facilities at Park Hall and Park Farm but only with prior arrangement and with the consent of Park Hall Country Cottages. A Day Visitor information sheet is available upon request.
     
  • Arrival & Departure - The arrival time for all Clients is between 4pm and 5pm on the day of arrival. Earlier or later arrival times may be arranged but only with the prior agreement of Park Hall Country Cottages. Park Hall Country Cottages will at all times endeavour to have available the cottage booked but there may be an occasion when an alternative cottage of a similar standard is provided. On the day of departure Park Hall Country Cottages require all Clients to have vacated their cottage and removed all their belongings before 10am.
     
  • Pets/Dogs – Only small, well-behaved, house trained dogs over the age of 18 months may be accepted but only with the prior written consent of Park Hall Country Cottages. The Client must detail the dog breed, age, sex and temperament on the Booking Form. All dogs are the responsibility of the Client and must be kept on a lead while out in the grounds of Park Hall Country Cottages, Park Hall and Park Farm. Dogs are not allowed in the cottage bedrooms. It is the Client's responsibility to ensure that they keep their dogs clean at all times and to ensure that their dog does not go onto any of the cottage furniture. Dogs must also not be left unattended in the cottage at any time. No other pets are allowed.
     
  • Housekeeping - A £100 ‘sterling cash only’ housekeeping deposit is due from the Client upon arrival, which will be returned by Park Hall Country Cottages after departure, less any payment that may be due for housekeeping charges or for any repair or replacement charges to any damaged item. It is the Client's responsibility to ensure the cottage is returned upon departure in the same state of repair and in the same clean and tidy condition as found upon arrival.  On request, maid service can be arranged during the Client's stay and payment will be agreed between Park Hall Country Cottages and the Client. Failure to leave the cottage in the same condition as found upon arrival will result in additional charges, including housekeeping charges, being incurred by the Client. The Client must undertake to ensure not to do or permit anything on the premises which might cause a nuisance or disturbance to Park Hall Country House & Cottages, other guest’s or neighbours. Failure to do so will result in the Client and all members of the Client’s party being asked to leave the cottage immediately forfeiting the right to any refund of any monies paid.
     
  • Lost Property - It is the Client's responsibility to ensure all their belongings are removed from the cottage at departure. Park Hall Country Cottages accepts no liability in respect of any items left behind. All lost property items found by the housekeeper will be kept for a maximum of 12 weeks awaiting collection. For all lost property items not collected by the Client a £15 handling fee and the full cost of postage and packaging will be charged for each item returned, on request by the Client, using special delivery post or courier system.
     
  • Right of Entry – Park Hall Country Cottages will be allowed the right of entry to the cottage at all reasonable times to inspect and undertake any necessary repairs or maintenance.
     
  • Safety – Clients must accept the sole responsibility for their own safety and the safety of their children and other members of their party or any visiting adults and children to the cottage during the Client’s stay and remember that Park Farm is a busy working farm.  The Client must not allow children to roam unsupervised around the farm and grounds or leave children unattended at any time. Extra care must be taken when using the barbecue and the Client must ensure children are supervised at all times near all cooking appliances.
     
  • Miscellaneous – These terms and conditions override and supersede all previous versions in any previous course of dealing with Park Hall Country Cottages and the Client. In the event of any inconsistency between these terms and conditions and any other literature whether found on the Park Hall Country House & Cottages website or otherwise, the provisions of these terms and conditions will prevail. If any of these terms and conditions is prohibited by law or judged by a court to be unlawful, void or unenforceable, the provisions shall to the extent required be severed from this agreement and rendered ineffective as far as possible without modifying the remaining provisions of this agreement and shall not in any way affect any other circumstances or of the validity or enforcement of these terms and conditions

Park Hall Country House Terms and Conditions
 
  • Contract - A booking contract is entered into between Park Hall Country House and the Client upon receiving guaranteed payment information from the Client in the form of debit or credit card details guaranteeing payment for the booking or upon receipt of a deposit payment. A booking contract is legally binding when Park Hall Country House receives and accepts the Client’s guaranteed credit or debit card information or deposit payment. A confirmation letter will be sent to the Client by postal system or email and will be subject to availability and receipt of the required payment details. The booking contract will be subject to all the terms and conditions below. All booking contracts are non transferable.
     
  • Deposits - A guaranteed deposit of £50 per person for bookings between one and three nights is payable if the booking is made more than three calendar months prior to the arrival date. A deposit of one third of the total amount payable is due at the time of making all bookings exceeding three nights. For bookings made less than three calendar months prior to arrival both the deposit and the balance of the full amount is payable upon booking. All booking deposits are non-refundable; this includes all guaranteed payments made at the time of the booking by telephone or by email using a credit or debit card. The balance of the full amount of the agreed rental for the accommodation in Park Hall Country House is due on or before three calendar months prior to arrival. Payments by Credit Card will incur an additional 3.5% charge. Debit (Switch/Maestro) Card payments are commission free. Park Hall Country House shall construe non-payment of the balance of the rental by the due date, as a cancellation of the booking. It is not compulsory but Clients may wish to consider taking out personal holiday insurance, including booking cancellation cover and should discuss this with their insurance agent.
     
  • Guaranteed Payment – The Client’s Credit or Debit Card details may be provided by the Client on making the reservation to guarantee full payment for the accommodation and any extras that may have been booked in advance. In the event of a cancellation The Client may be liable for the full cost of the accommodation and any extras and this will be charged to the guaranteed payment method provided. The Client is therefore advised to take out travel and holiday cancellation insurance in case of any unforeseen changes to their planned arrangements. Payments by Credit Card will be subject to an additional 3.5% charge. Debit (Switch/Maestro) Card payments are commission free.
     
  • Cancellations/No Shows – The Client is strongly recommended to take out travel and holiday cancellation insurance in case of any unforeseen changes to their planned arrangements. Any cancellation of a booking contract must be made in writing to Park Hall Country House and sent to the address as shown on the confirmation letter. If a guaranteed payment method by credit or debit card has been provided by the Client at the time of making the booking, payment for the amount for the total booking and any pre arranged extras will be charged to the guaranteed payment method. On receipt of notice of a cancellation, Park Hall Country House will attempt to re-let the accommodation in Park Hall Country House for the period of the booking. If the accommodation is re-let for part or full term of the booking period, Park Hall Country House will refund the Client the amount received for the re-letting, up to the value of the amount the Client paid, less the full rental amount of any period not re-let and less a £50 per person, per room cancellation handling fee. All booking deposits are non-refundable; this includes all payments made at the time of the booking by telephone or email using a credit or debit card.   • Right of Entry – Park Hall Country House will be allowed the right of entry to the accommodation at all reasonable times for housekeeping and to inspect and undertake any necessary repairs or maintenance.
     
  • Safety – Clients must accept responsibility for their own, their guests and their children’s safety at all times whilst staying at Park Hall Country House and around the grounds of Park Hall, Park Farm, Park Farm Fishing Lakes and Parkford Shooting Centre. Please remember that Park Farm is a busy working farm. No unauthorised entry to the shooting ranges is allowed. Children should not be allowed to roam unsupervised around the farm and grounds or be left unattended at any time.
